Is the plot real freehold or a leasehold?
The house stands on its own 474 m² plot in sole ownership (freehold). A current land register extract (Grundbuchauszug) will of course be shown to seriously interested buyers.
Do I have to become a member of the Lebensgarten to live here?
The house is sold as normal private property. The Lebensgarten is a grown community with its own association life; residents are invited to be part of it, and most people move here precisely for that. We are happy to discuss details in person or put you in touch with the Lebensgarten association.
From when is the house vacant?
Contractually from 01.03.2027. People still live in the house until then. Handover is possible from March 2027.
How do viewings work?
Pretty relaxed: just reach out via the form and we will find a time that works for both of us. We usually put a few viewings on the same day, simply because it is easier for everyone.
Why an offer process instead of a fixed price?
Because this house has no catalogue price: houses in the Lebensgarten are rare, and a fair price emerges more honestly from an open process than from a number I invent. The guide price gives orientation, the deadline makes it plannable for everyone.
What is the energy status?
The key point: since 2024 the house is connected to the local district heating network (a 10,580 EUR investment), and the old heating system is decommissioned. An energy certificate in the new format is currently being prepared and will be published here.
Is there an agent involved?
No. Private sale, direct contact, no buyer's commission.
Which documents will I receive?
Land register extract, floor area calculation, energy certificate (once ready), floor plan and area details, and the operating cost overview. Just ask if you are seriously interested.
I don't speak German. Is that a problem?
Not for the process: I am happy to communicate in English, and this site carries all key information. The purchase deed itself is in German; for notarization, non-German speakers usually involve an interpreter or a certified translation, which the notary can arrange.
Why buy now rather than wait?
Two honest reasons: houses in the Lebensgarten rarely become available, independent of any development. And the GreenTec Park bringing around 200 new jobs from 2028 is more likely to lift regional demand than flatten it. Deciding now means buying ahead of that development, not in the middle of it or after.
